How much you need to earn to afford a one- or two-bedder condo in 2026

As the 2026 property season gathers momentum, many single buyers are preparing to re-enter the market. With more new launches expected in suburban areas and developers continuing to optimise layouts to keep absolute prices manageable, one- and two-bedroom units remain the most realistic entry points for solo purchasers.

But beyond lifestyle preferences and floor area, affordability remains the defining factor. When you look closely at recent transaction data, the financial gap between a one-bedder and a two-bedder is far wider than many first-time buyers expect.

Across all regions, two-bedroom units command a substantial premium over one-bedroom homes. Even in suburban districts, where prices are comparatively lower, the jump from a one-bedder to a two-bedder typically approaches half a million dollars. In central areas, the difference can exceed $700,000. While two-bedders offer more space, the increase in square footage does not scale proportionately with the increase in price.

This pattern holds true for both new launches and resale units. In fact, the price gap can be even more pronounced in the resale market, particularly in prime districts. Suburban projects remain the most accessible segment, but even there, the financial stretch between one and two bedrooms remains significant.

For single buyers, the Outside Central Region (OCR) often becomes the focus due to lower overall price points. Based on 2025 transaction averages, a one-bedroom unit in the OCR is priced at around $905,766, while a two-bedroom unit averages approximately $1,398,654.

The difference becomes clearer when we break down the upfront requirements. For a one-bedder at the average OCR price, the estimated 5 per cent cash downpayment comes to about $45,288. The additional 20 per cent downpayment payable via CPF or cash totals roughly $226,442. After including Buyer’s Stamp Duty and legal fees, the total upfront funds required are approximately $297,002.

For a two-bedder at the OCR average price, the 5 per cent cash portion rises to about $69,933. The 20 per cent CPF or cash component reaches around $349,663. With stamp duty and legal fees added, total upfront costs climb to roughly $463,642. That represents an additional $166,640 in initial capital compared to buying a one-bedroom unit.

Financing further widens the gap. Assuming a 75 per cent loan over 30 years at a 4 per cent interest rate (the standard stress-test benchmark used for loan assessments), the required monthly income to qualify for financing on an average OCR one-bedder is approximately $5,900. For a two-bedder, that required income increases to around $9,150.

To put that into perspective, the median gross monthly income in 2025 stood at about $5,775. This means that a median-income single buyer may find it challenging to qualify for full financing even for an average-priced one-bedroom suburban condo without making a larger upfront payment.

The key takeaway for 2026 is clear. While two-bedroom units provide greater flexibility and future-proofing, they require significantly stronger financial capacity. For many singles, the one-bedroom unit remains the more attainable private property option — especially in suburban districts — unless income levels comfortably exceed the median or substantial savings have been accumulated.

Ultimately, the decision is less about space and more about sustainability. Before stepping into a showflat, single buyers should carefully evaluate not only lifestyle preferences but also realistic income thresholds, upfront liquidity, and long-term loan commitments.
